Five Knolls is located in Santa Clarita, about 30 miles from LA’s heart, where Newhall Ranch Road and Golden Valley Road connect. Driving Directions:
From the I-5: Exit Newhall Ranch Road and head east. Turn left onto the Golden Valley Road extension and another left onto Five Knolls Drive.
From the SR-14: Exit Golden Valley Road and head towards Sierra Highway. Continue straight on Golden Valley Road then turn right onto the Golden Valley Road extension. Turn left onto Five Knolls Drive.

Five Knolls features six distinctive new home neighborhoods of single-family homes in various architectural styles, including Spanish, Mediterranean, American Farmhouse, Monterey, Santa Barbara, Italian and many more. 5. How can I get on a priority list to purchase a new home in Five Knolls?

6. What amenities does the Five Knolls community include?

Local public schools in the Saugus Union School District and William S. Hart Union High School District serving Five Knolls are listed below. School assignments are set by the districts and subject to change. Please refer questions to the respective school districts.


10. Do builders cooperate with brokers or offer broker referral fees?

Yes, all builders at Five Knolls cooperate with brokers by offering up to a 3% referral fee. The process may vary from builder to builder so please contact the individual builder/sale offices for specific details. If you’re working with a broker on your new home purchase, please have them accompany you when you visit. Brokers, please plan to accompany your client on their first visit to Five Knolls to be eligible for most builder referral programs. For more information, please visit our broker page.

11. What are the plans for the future senior center, senior residences and YMCA?

The proposed plans include a 30,000-square-foot SCV Senior Center, which will provide programs, support services and spaces for arts and crafts, music performances, health and fitness, dances, art classes, workshops, lunch programs and more. The 154 proposed Senior Residences will be attached homes, age qualified for residents 55 years and older. Homeowners will enjoy their own private Recreation Area, which is expected to include a swimming pool, whirlpool spa, outdoor kitchen, enclosed lounge, fireplaces, cabanas and a putting green. The proposed YMCA facility will complement these uses on the combined 23-acre site as part of the Five Knolls community.

12. What are some nearby recreational amenities?

There are endless opportunities when it comes to recreation near Five Knolls. There are more than 70 miles of trails meandering throughout Santa Clarita and more than 30 parks – truly connecting you to nature. There is also the nearby Santa Clarita Aquatic Center and Sports Complex, offering even more ways to maintain an active lifestyle.

14. What is the Golden Valley Road extension?

Built by the Five Knolls community developer, the Golden Valley Road extension connects Golden Valley Road (from Newhall Ranch Road) all the way through to Bouquet Canyon via Plum Canyon. Now you’ll enjoy a faster, more direct route to even more great shopping, dining and entertainment in the Santa Clarita Valley.

15. What is the tax rate for Five Knolls?

The estimate general LA County property tax rate is between 1.2% and 1.3%. The total effective tax rate is dependent upon the price and square footage of your new home, which will include your base taxes, Mello-Roos and special taxes. 16. Does Five Knolls have Mello-Roos?

Yes, Mello-Roos (also referred to as Community Facilities Districts or CFDs) is a form of financing that can be used to generally fund public facilities and improvements within a community.
